The Central Developments Property Group from Johannesburg, founded in 1991 and having developed already some 29 successful lifestyle estates countrywide, inter alia in Midrand, Pretoria, Mpumalanga, KZN and the Southern Cape, has started construction on the huge Park Avenue Lifestyle Estate on the northern side of Bloemfontein. Located near Northridge Mall on the eastern side of the extension of Eeufees Road, the development is to consist of a total of 316 uniquely and spaciously spaced units.
It will be simplex and stacked simplex units, with two and three bedroom floor plans, state of the art security. Three architectural styles will be introduced – styles that have been perfected and proven in previous projects. The large central facility of the complex is to consist of a clubhouse, multiple braai areas, a cricket net and a swimming pool – all fitted within a 1 500m² landscaped area.
A spokesperson for the Central Developments Property Group told the Free State Business Bulletin that the objective of the Park Avenue Lifestyle Estate is to provide the investor and the resident with a high quality living-standard and secure lifestyle at an affordable price. This would fit in well with the neighbouring Bayswater, Pentagon Park, Helicon Heights and Northridge Shopping Mall.
Prices for the Park Avenue units range from R480 000 for the stacked simplex units and mid R700 000 for the simplex units with private gardens. The architecture of the complex combines three different styles - contemporary, farm and Victorian - giving the owner a variety to choose from.
Construction on the complex, which would dispose of a gatehouse with 24 hrs controlled access, has already commenced in March 2008 and the clubhouse and gatehouse are almost completed. The project will be launched on site with Phase 1 prices from 19-22 June 2008. The developers are facilitating bond applications and renting of properties for investors in close co-operation with partnering companies.
Occupation of Phase 1 will be early 2009.
